Why is the water pressure low?

Low water pressure has different causes on city water and on a well. If only one tap is weak, start at that faucet's aerator. If the whole house is weak on city water, think of a pressure reducing valve, a hidden leak or a utility problem. On a well, the pump, pressure switch and pressure tank set the pressure, so begin at the gauge by the tank.

Is it one faucet or the whole house?

Run cold water at a few taps on different sides of the house, then outside. One weak tap points to that fixture. Many efficient faucet ends are low-flow on purpose: Lacey's free indoor kit includes a bathroom aerator rated at 0.5 gallons per minute and a kitchen aerator at 1.5. EPA WaterSense links a short how-to on replacing a faucet aerator, and its tip is simple: turn off the water line before you start. Weak flow everywhere is a different problem.

What sets water pressure on city water?

Mostly the height of the city's storage. The City of Olympia's high-pressure leaflet, read on 6 November 2026, explains that the height of the nearby reservoir relative to your home sets the push. Houses low in a pressure zone get more; houses near the top get less. Olympia measures static pressure at the meter when it decides whether a home needs a pressure reducing valve.

So some homes simply sit at the modest end of normal. If your pressure has always been gentle, that may be the zone rather than a fault.

Can a pressure reducing valve cause low water pressure?

It can be part of the story. A PRV lowers incoming pressure for the whole house. The Uniform Plumbing Code, as Olympia quotes it, calls for one when pressure tops 80 psi, and the valve then holds it at 80 or less. Because the valve governs every fixture, a whole-house drop after one was fitted, or years later, is one of the first things a plumber will check.

Olympia's water conservation page says a PRV must be installed by a licensed plumber or contractor, puts the installed cost at $600 to $1,600, and lists a $300 rebate for customers in a high-pressure zone. The city's leaflet, dated November 2024, gives $250, so confirm the current amount before you count on it. If your home has fire sprinklers, the city says to check the sprinkler maker's minimum pressure first.

Could a leak be stealing the pressure?

Sometimes, and it is quick to rule out. Close every tap and read the meter over a quiet stretch. EPA suggests two hours with no water use; any change means water is going somewhere. Follow the meter test, step by step. A large break between the meter and the house can drop pressure noticeably, and in Lacey that stretch is the main line from the meter box to the house, which is the owner's responsibility.

In freezing weather, little or no flow usually means a frozen line, Olympia says. More on a line frozen under the floor.

What if the problem is on the city's side?

Ask the utility. A main break or system work nearby can cut pressure for the whole street, and a neighbor with the same symptom is a strong hint. Olympia lists its 24-hour line on the drinking water page. On Tumwater water, ask the City of Tumwater how to report low pressure; start from the City of Tumwater's website. Lacey residents can start from the city's utility billing page.

Why is a well home's pressure low?

On a private well, your own equipment sets the pressure. The Department of Health's bladder tank tech tip gives common ranges of 30 to 50 or 40 to 60 psi, and says a bladder tank lasts 5 to 7 years on average. Signs of a waterlogged tank include a pump that clicks on and off rapidly, water spitting from the air valve, and rusty water at the tap.

DOH says to follow the tank maker's instructions only if you can do so safely and otherwise hire a professional. Reading the gauge is yours; the pressure switch, pump wiring and tank replacement go to a licensed electrician or pump installer. For the rest of the system, see the well pump and pressure tank.

Yours to do

  • Test several taps to see if the problem is one fixture or the whole house.
  • Clean or replace a faucet aerator with the water to that faucet off.
  • Run a meter check with every tap closed.
  • On a well, note the gauge reading while water runs and when it stops.
  • Ask neighbors on city water whether their pressure dropped too.

Leave to a licensed or certified pro

  • Installing, adjusting or replacing a pressure reducing valve (a licensed plumber or contractor, per Olympia).
  • Repairing a leak on the service line.
  • Pressure switch settings, pump wiring or a new pump (a licensed electrician or pump installer).
  • Replacing a waterlogged pressure tank.

Common questions

Why did my pressure drop right after a cold night?

A partly frozen line can slow flow before it stops it. Olympia's advice is to have the water shut off before the pipe thaws and to never use an open flame to warm it.

Do low-flow showerheads count as low pressure?

They lower flow, not system pressure. Lacey's kit showerhead is rated at 1.5 gallons per minute, so a weaker spray after a swap is expected.

Can I turn up the pressure switch on my well myself?

DOH's tank guidance tells owners to stay within their experience and hire a professional when unsure. Switch settings sit next to live wiring, so leave them to a licensed pump installer or electrician.

Does Olympia test my pressure for free?

Olympia's leaflet says city staff measure static pressure at the meter to decide whether a PRV is needed. Ask the city whether it will do that for your address.
